Regarding your property in Turkey, If I am correct it is not possible to obtain a mortgage for non-residents? Even if you could, the interest rate in Turkey is worse than it was in the UK in the early nineties so in anycase not a wise choice.

Regarding raising finance in the UK, if you rent and have done at the same address for some time and have been on the local electoral role for over 6 months that will help. Also, if you are free of any county court judgements in the uk then that is vital. If yes to all then you will be able to apply for a loan and/or a credit card which will raise you finance.

The next stage is after you find a property in Bulgaria, find out what the payment terms are and negotiate with a developer to make stage payments for as long as you can, which match what you can afford on a monthly basis. Most developers have this as they want a sale but an agent will very rarely tell you this as they only get paid commission after you have paid the full deposit. Ask if there is a built in mortgage with the development and if not, will one be available at the completion of the unit. If yes, at what %LTV(loan to value) and at what interest rate. If nothing is available then do not proceed as you will be left in a vunerable position whilst it is being built. Forget re-sale, that is a load of b****ks. Always plan to keep the unit and if the market goes mad and you can sell then bonus!!! But never buy off-plan with a view to selling in 18 months, this is just asking for trouble.

And finally, the most important thing. Get yourself a good independant lawyer, hopefully in the UK who specialises in Bulgaria. Why save a few quid at the beginning to lose thousands at the end? If you saw the TV recently about the problems in the Valenciana region of Spain and the houses built illegally by developers on Rustic land, you will understand my point.

Proceed with caution but enjoy the experience.
