We know this villa very well for two reasons. Firstly, because it is close by our own property. Secondly, in 2015 when it was for sale, which it has been since it was built 10 years ago, we went to view it several times with some French friends who were looking to buy in this area. Our review is therefore based on detailed knowledge of what at first glance appears to be a nice villa in a good position if not perhaps a little close to a narrow road which is the main thoroughfare. Another downside is that there are two large unfinished rooms at pool level which are now blanked off so that they can't be accessed by guests. When I say unfinished they still have bare concrete walls and dirty, dusty floors and are used as storage for gardening and maintenance. Not surprisingly they were also a little smelly. Having said that inside of the rest of the villa looked the part and has a nice kitchen and bedrooms.The gardens seem nice too on first appearance but are really confined to borders of plants around the periphery. It is actually the pool area which takes up most of the outdoor space at the back of the house. Unfortunately it sits immediately above the drive of the next door villa with a three metre drop down which is separated from the pool edge only by a metre of white stones and a little bit of low shrubbery. These neighbours also have dogs which are prone to barking at all times of the day and night. Another villa opposite also has several dogs which are prone to indiscriminate barking. This can be very annoying and is also mentioned as an issue in another review of this villa on Trip Adviser.However, despite the decking and colourful lights which have now been installed since we viewed, the outside still lets it down which after all is where you would spend most time when on holiday. For instance, when we visited the pool water looked a little murky and the pool tiles were desperately in need of regrouting.The villa is in a quiet residential area which is not really a holiday rental spot and is not close to the restaurants and bars of Albufeira which are a good ten minute drive away. There are some quite good eating places closer to though in Vale Parra and Vale Rabelho but even they are at least three to four Kms away along the main road which is at the bottom of the very steep hill on which the villa is located. Equally the nearest supermarket is two Kms away so all in all it is essential to hire a car or book lots of taxis.If you feel energetic it is possible to walk to the nearest beach, Sao Rafael, but it will take 30 minutes at a brisk pace and then there is the walk back up the hill to contend with.Because of its location in a residential area there are strict noise regulations which restrict rowdy behaviour and the playing of music after 10pm. There are severe penalties enforced by the GNR (police) if these rules are broken so look elsewhere if you want a party villa where anything goes.If however you want a quiet, peaceful 'away from it all' holiday by all means consider this villa when looking for a rental but also be aware that a week in July and August is going to cost around €4000 so not bargain basement.
